- Initial Inspection & Recommendations
iWe will inspect the property and provide you with an ALV (Advised Letting Value) as well as our recommendations on the best methods to present and promote the Property.
- Advertising & Marketing
iYour Property will be advertised on all the main portals (Daft, MyHome & Property.ie).
iWe will carry out all viewings with prospective tenants.
- Collect & Verify References
iAny interested potential tenants will be required to submit Landlord and Work references which will be vetted by us.
- Tenant Selection
iWe will supply the details of all potential Tenants to you and submit our recommendations and comments as to the best applicant.
- Security Deposit
iOnce a suitable Tenant has been chosen we will collect a security deposit (usually 1 months rent).
- Lease Signing
iWe will create the lease to be signed digitally between all parties.
- First Months Rent Collection
iUpon the signing of the lease we will collect the first months’ rent from the Tenant.
- Transfer Utilities
iWe will collect meter readings and arrange for all utilities to be transferred into the new Tenants name.
- RTB Registration
iAs required by law, we will register the tenancy with the Residential Tenancies Board.
- Tenant Enquiries & Issues
iWe will handle all ongoing Tenant enquiries and issues.
- Property Maintenance
iWe have fully licensed and experienced tradesmen who we work with (or we can use the Landlord’s tradesmen if preferred) to ensure any property maintenance issues are dealt with swiftly and efficiently.
- Lease Renewal
iShould the Landlord wish to renew the tenancy we will contact the Tenant 1 month prior to the expiry of the lease to arrange. A rent review may also be carried out at the same time.
- Lease Expiry
iShould the tenant be vacating the property we will inspect thoroughly and note the general condition as well as highlighting any defects which may have arisen during the tenancy.
- Tenant Move Out
iOnce the Tenant has vacated the property we will transfer the utility accounts back into the Landlord’s name using recent meter readings with the final bills being sent to the Tenant’s forwarding address.
